Cozumel vacation rentals are condos, apartments and houses rented by the week rather than the night, and they change the arithmetic on any stay past about five days. A kitchen, a washing machine and somewhere to hang a wetsuit are worth more on a dive trip than a daily housekeeping service is.
They suit three groups in particular: divers staying a week or more, groups who would otherwise book adjoining hotel rooms, and anyone travelling with a non-diving partner who wants a base rather than a room. The trade is that nothing is arranged for you — no front desk, no breakfast before the boat, and no one to call when the water heater stops.
Space to deal with wet gear is the honest answer. A rental usually means a terrace, a rinse point and somewhere a drysuit or five sets of fins can hang out of the way. A kitchen also solves the eight-o-clock boat problem: coffee and breakfast at home beats waiting for a restaurant to open. For a group, the per-person cost of one place with several bedrooms is generally the reason people choose this over hotels in Cozumel.
Most rentals sit either in and around downtown San Miguel or along the coast road to the south. Downtown puts you walking distance from the dive shops, the ferry and the restaurants, which matters when the boat leaves early. Further south you trade that walkability for quiet and, in some buildings, direct water access. Neither is better — but the choice sets whether your morning starts on foot or in a taxi, so decide it deliberately. See taxis and transfers for how the zone system works.
Rentals publish less about themselves than hotels do, so the useful questions are practical ones. Is there somewhere secure and ventilated for gear. Is there a lift, if you are carrying tanks or heavy bags. What is the arrival process when there is no front desk. Is the kitchen genuinely equipped or nominal. Where each listing publishes an answer it is on its page; where it does not, ask before booking rather than assuming.
Short trips, first visits, and anyone who wants the diving arranged for them. A property with an on-site dive operation can put you on a boat from its own dock, which no rental does — see Cozumel dive resorts. Rentals win on length of stay, group size and self-sufficiency; resorts win on convenience. Plenty of people split a long trip between the two.
